Junior ADU (JADU) Builder in Malibu

Carving a junior ADU out of a Malibu house creates a small private home of up to 500 sq ft. It needs no new building, adds no footprint and is often the lightest permit lift of any ADU type in the city.

How a Junior ADU Works Inside a Malibu House

A JADU is created within the walls of a single-family home, and the rules treat an attached garage as part of that home. It is capped at 500 sq ft of interior living space and needs its own exterior entrance. It must include at least an efficiency kitchen, but it may share a bathroom with the main house or have its own.

Large Malibu homes often have a natural candidate already: a guest suite at the end of a hallway, a lower floor that opens onto a side yard, or a bedroom wing with its own door to the garden. In the gated Colony and on Broad Beach, where lots leave no space for a separate cottage, the JADU is frequently the only way to add a second living space without building outward.

Junior ADU Rules From State Law

State law sets the main terms. The 500 sq ft cap applies to interior living space. Owner occupancy is required only if the JADU shares sanitation facilities with the main house, so a unit with its own bathroom does not trigger that requirement. A JADU cannot be used as a short-term rental, and any lease must run longer than 30 days.

Fees and parking are also favorable. No impact fees may be charged on a JADU of 500 sq ft or less. Because the unit is created inside the existing home, no parking space is required for it. A single-family lot can have one JADU in addition to a converted ADU and a new detached ADU, so a JADU does not use up your options for the rest of the property.

Septic and Coastal Review for a Malibu JADU

In most of the country a JADU is mainly an interior remodel. In Malibu, the septic system adds a step. Adding a kitchen and possibly a bathroom changes the wastewater the house produces, and Environmental Health reviews whether the existing onsite system can handle it. When the JADU reuses an existing bedroom suite, the impact on septic design is often modest, but the review still has to clear.

Coastal review is usually light because the work stays inside existing walls. If the conversion adds an exterior door, a new window or a small landing, those changes are checked for consistency with the Local Coastal Program. That is rarely an obstacle for interior projects, but it is part of the application, and we include the right information from the start.

Designing a Junior ADU That Feels Like Its Own Home

Five hundred square feet goes further with good planning. We lay out the efficiency kitchen along one wall, place the bed away from the entry, and use pocket doors and built-in storage to avoid wasted circulation. A private exterior door that opens to a side path or patio makes the space feel independent rather than borrowed from the house.

Sound and fire separation matter where the JADU meets the rest of the home. Even when a connecting door is kept for family use, it should close tightly and be lockable from both sides. Mechanical systems can be shared or separate. A ductless heat pump is a common choice because it gives the occupant their own control without changes to the main system.

What a Junior ADU Gives a Malibu Household

01

Junior ADU Space With No New Footprint

The JADU stays inside the house, so there is no new foundation, no grading and no change to the building's outline. On beachfront and gated lots that is often the deciding factor.

02

No Impact Fees on a Small Junior ADU

State law bars impact fees on a junior unit that stays at or under 500 sq ft. Combined with no parking requirement for space created inside the home, the soft costs stay lower than for most ADU types.

03

A Junior ADU That Changes Roles

The same suite might shelter a caregiver for a few years, then a grown son or daughter, then a long-term renter. Keeping a lockable connecting door lets the space rejoin the house when it is not rented.

04

A Faster Path Through Malibu Review

With no new footprint and no exterior expansion, a junior ADU typically raises fewer coastal and geology questions than other ADU types, which keeps the application focused on interior code and septic.

FAQs

Malibu Junior ADU FAQ

What is the maximum size of a Malibu JADU?

A JADU is limited to 500 sq ft of interior living space under state law. It must be inside the single-family home, which includes an attached garage.

Is owner occupancy required for a junior ADU in Malibu?

Only when the suite relies on the main house for its bathroom. Give the junior ADU a bathroom of its own and state law drops the owner-occupancy requirement.

Can a Malibu JADU be rented to vacation guests?

No. Vacation stays are off limits for junior units, and a lease has to run more than 30 days.

Is a full kitchen required in a junior ADU?

No. The minimum is an efficiency kitchen: a cooking appliance, a prep counter and storage. Many owners still choose a compact full kitchen for long-term tenants.

What affects the cost of a junior ADU?

Whether a bathroom already exists in the space, how far plumbing has to run, septic review findings, a new exterior door and the level of finishes. Reusing an existing suite keeps costs down.
